What are the lease terms?

Most of our properties offer 12-month leases, though we occasionally have flexible options available. Security deposits are typically equal to one month's rent.

Pet policies vary by property. Many of our homes are pet-friendly with a pet deposit and monthly pet rent. Contact us about specific properties to learn about their pet policies.

We offer convenient online rent payment through our tenant portal. You can also pay by check or money order. Rent is due on the 1st of each month with a grace period until the 5th.

How do I submit a maintenance request?

Maintenance requests can be submitted through our online tenant portal, by phone, or by email. Emergency maintenance issues are handled 24/7.

What utilities am I responsible for?

Utility responsibility varies by property. Generally, tenants are responsible for electric, gas, internet, and cable. Water and trash may be included - ask about specific properties for details.

How does lease renewal work?

We'll contact you 60-90 days before your lease expires to discuss renewal options. Most leases can be renewed at competitive market rates. If you're a good tenant with on-time payments and no violations, we work hard to keep you!

What is the move-out process?

Provide written notice at least 30 days before your lease end date. Schedule a move-out inspection with us, return all keys, and leave the property in clean condition. We'll perform a walkthrough and process your security deposit return within 30 days.

How do I get my security deposit back?

Your security deposit will be returned within 30 days of move-out, minus any deductions for damages beyond normal wear and tear or unpaid rent. We provide an itemized statement with any deductions. Keep the property clean and undamaged to receive your full deposit.

What are your management fees?

How do you screen tenants?

We conduct comprehensive screening including credit checks, criminal background checks, eviction history, income verification (requiring 3x rent in income), employment verification, and previous landlord references.

How often will I receive financial reports?

You'll receive monthly statements detailing all income and expenses. You also have 24/7 access to our owner portal where you can view real-time financial data, maintenance requests, and property documents.

How do you handle maintenance?

We have a network of vetted, licensed contractors. For routine repairs under $300, we handle them immediately. Larger repairs require your approval unless it's an emergency threatening the property or tenant safety.

What if a tenant doesn't pay rent?

We follow up immediately on late payments. If necessary, we handle the entire eviction process according to Ohio law, keeping you informed every step of the way while protecting your interests.

How long does it take to fill a vacancy?

Our average vacancy time is under 15 days. We use professional photography, list on major rental platforms, and conduct efficient showings to minimize your vacancy period.

Can I still be involved in decisions?
